Council approves 29 residential lots to encourage development of Hoya

Council has approved the first stage for a proposed development in Hoya that will include the subdividing of 29 residential lots at this week’s Ordinary Meeting.

The approval is for the subdivision of 1 Pocock Road over a single stage, creating 29 residential lots, three balance lots, an infrastructure lot, as well as new roads.

Scenic Rim Mayor Greg Christensen said Council is committed to supporting the economic prosperity of the region and this would be a big step for the development of Hoya.

"Our focus is on the right development in the right locations that are sustainable for the long term.”

The proposed residential lots range between 600m2 and 856m2, with an average lot size of 706m2.

A new direct connection will be provided to join the north and south sections of Hoya Road by removing the two right angle bends in the road. This will not only service the development, but also benefit current users of the road. As part of the conditions of approval, construction of Hoya Road is required to adhere to a Trunk Collector Street standard and will include a footpath.

To ensure compliance, the proposal has been assessed against the Scenic Rim Planning Scheme, the Shaping SEQ - South East Queensland Regional Plan 2017, and Council’s various engineering requirements considered relevant.

Division 6 Councillor Duncan McInnes said the overall configuration of the subdivision is consistent with the low-density residential character envisioned under the Scenic Rim Planning Scheme 2020.

The applicant has also provided a masterplan concept for a further two stages over the adjoining lots which would be the subject of a future development application.“The idyllic rural setting of Hoya is conveniently located close to Boonah, Kalbar and Beaudesert townships,” Cr McInnes added.  

“It also provides future residents a relaxed and affordable lifestyle with a close proximity to nature.”
